1/ Safety 

Keeping your tenants safe should always be a top priority for a landlord. As soon as you purchase a new property you should always change the window and door locks. This will help prevent any old keys being used to gain access to the property.

2/ Emergency Funds

If possible always start saving as soon as possile. At any time you may have an emergancy such as a broken boiler and so it is always best to have a safety fund to tackle these unexpected and sometimes hefty expenses. 

3/ Run It Like A Business 

Landlords must ensure that they do not let their properties to any illegal immigrants and must check that a tenant is legal in the UK first.

4/ Information for tenants

All tenants must receive the contact details of either the landlord or the property agency. They must also be given a copy of the Governments how to rent guide.

 5/ Protecting a deposit
